BER (Building Energy
Rating Certificate)-what is it?
A BER is a certificate which indicates the energy efficiency of
a building. The energy efficiency is defined on a scale from A to
G, with A being the most energy efficient. The rating is calculated
based on a combination of the building materials utilised, building
size, space heating, water heating, ventilation and lighting.
As of 1st January 2009, a BER certificate is mandatory for all
homes being built, sold or rented in Ireland. Our team are fully
trained and registered to provide BER Certification.
Who is entitled
to a BER Certificate?
A seller or landlord must provide a Building Energy Rate (BER)
certificate to prospective buyers or tenants when a home is constructed,
sold or rented. This applies to:
** anyone selling or leasing a new home from 1st July 2008
** all homes for sale or rent from the 1st January 2009
A BER is similar to the energy label for a household electrical
appliance like your fridge.
If you are buying or renting a new house or apartment now, you
are entitled to a BER - so do ask the seller/landlord or their agent
for it.
Where do I get a BER?
BERs will be carried out by BER Assessors, registered by Sustainable
Energy Ireland (SEI). A list of BER Assessors is available on the
SEI
website . It is an offence for persons not registered with SEI
as BER Assessors to purport to carry out a BER assessment service
