use an estate agent if you wish.

No.

in the legal process and paper work in relation to your house sale.
For example you will still need to use a solicitor for all legal
matters.
How does IRISHHOMESFORSALEBYOWNER.COM
work?
IRISHHOMESFORSALEBYOWNER.COM
operates as a publisher and not an estate agent. By advertising
on our website, buyers contact you, the Vendor, directly. Vendors

in a secure environment, in the knowledge that their advertisement
will be viewed by a potential monthly audience in the millions.
How do I value my property?
IRISHHOMESFORSALEBYOWNER.COM
suggest you start with your preferred price. Review local property
papers for a rough guide, compare this with values listed by the
Land Registry any information you can get about other houses in
your area that have sold that are comparable to yours. Remember,
the value of your property is ultimately the price a buyer is willing
to pay
How can I ask an estate agent for a valuation
if they are not going to sell my property?
Official
valuations are actually made by qualified appraisers not estate
agents and ultimately, you, make the final decision on price.
What should I put in the "Property
Description" box?
Please
describe your property with as much detail as you can in your own
words. For readability, ensure you try and use headings, line and
paragraph breaks. Try to mention the different rooms and features
in and around your property. You may want to mention the locality
and local amenities. If possible, add room sizes/dimensions and
it might be an idea to show a floor plan.
What about photos?
Photos
are critical, determining whether buyers read on. Even poor photos
are better than no photo’s, so please make sure your photos impress
or they won’t help sell your home. You can always change your
photos later, by emailing new photos to us.
How many
photos can I display?
Up to 8 colour digital photos can be displayed.
Photos must be in a .jpg or .gif format, and ideally should not
be larger than 550px in width. We will reduce the photo size for you if needed.
How do I
take better photos of my property?
Exterior: This will be the main focus of
your advert. Try and take photos on a bright, sunny day, but remember
you can replace your photos at any time, upload the best photos
you have now. Remember the garden, try and show the garden at its
best.
Interior: De-clutter your rooms (if need be move the clutter out
of the way – even from one room to another!). Try and take the
photos in day light and make the rooms as bright as possible e.g.
curtains are open, lights on. Use the flash light, don’t point
your camera directly at a window or mirror to avoid flash black.
The website allows you to display up to 6 photos, so try and use
all 6 “a picture paints a thousand words”, make sure you include
frontage, garden, kitchen, lounge, bathroom/ensuite, main bedroom.
The first picture you should upload is the external one.
